The lot intended for construction of the residential building in Stara Novalja is located in an attractive location just off the sea front, not far away from the centre of the town. The design of the building has mostly been affected by the desire of the investor to create 3 larger residential units, each of which would have a big terrace overlooking the sea and a separate exit to its own garden, as well as by the steep slope and orientation of the building lot. The narrowness of the lot commanded the use of an elongated plan view and terraced apartments in order to make good use of the lot. Simple geometrical form of the building consists of terraced units built into the environment and is characterized by restraint in the use of materials – white facade of the ground floor and the floor below and the rock lining of the lowest, basement level and the retaining walls are intended to fit the subtle contemporary design into the Mediterranean landscape.

At the highest peak of the lot we envisaged a pedestrian and car access with a roofed-over parking lot. The residential building has been designed on three levels in the manner that each apartment is on a separate floor and each residential unit has a separate entrance accessed directly from the outside. The entrances have been positioned on the less attractive part of the lot (next to the neighbouring building) so that the orientation of the main residential areas of the unit (living room and bedrooms) would be towards the stunning sea view and the garden to ensure the maximum privacy of its occupants. The building is introverted from the street and lateral sides while it opens with large glass walls of the living areas towards the roofed over, west-oriented terraces and the neighbouring vineyard.

The west part of the lot (sloping steeply to the sea) has not been suitable for construction due to its steep topography so we envisaged an access to the private beach there, at the bottom of the lot.
