The lot intended for building of the hotel is located next to a busy road running between Zagreb and Sveta Nedelja. It was the lack of a quality accommodation and catering establishment in the area of Sveta Nedelja that encouraged the investor to build a boutique hotel with a restaurant and a café bar.

The design of the hotel has been influenced by a challenging shape of the lot and the maximum capacities allowed by the regional development plan. The desire of the client has been to achieve the minimum capacity of 60 beds and create a large restaurant area to cater the needs of the hotel guests as well as local people, since the lot is situated in the commercial zone of the town. Inserted among unevenly developed commercial and residential infrastructure, the hotel stands out with its clean and unique design. The hotel has a strict functional division into public and service areas located in the basement and on the ground floor, and accommodation units on the 1st, 2nd and 3rd floor. A specific plan view has enabled a rational organizational scheme: a large, open ground floor with interior amenities which logically and harmoniously complement each other. The basement houses a part of the kitchen with accompanying storerooms and food processing area, staff locker room, laundry room and ironing room, service area, toilets for the café bar and restaurant guests and a smaller restaurant dining room. With the exception of two staircases, the ground floor functions as a public, open space with a large restaurant hall and the road-oriented entrance, while the reception and the café bar are located laterally and have a separate entrance, which contributes to a more intimate atmosphere. The project provided for 30 accommodation units on the upper floors which, given their size and amenities, are divided into 3 basic room types: single, double and triple room (also called: family room).

The separation of the public and service areas from the accommodation area is reflected on the facades by the use of different materials, textures and colours. The ground floor is characterized by large window walls which underline the public character of the ground floor and dark parts of the brick facade cladding. The upper floors containing accommodation units have been designed as a compact white volume cut in with horizontally laid, dark window openings with slatted shutters, which, at the same time, provide the facade with dynamics and elegance.
