A married couple from Slovenia contacted us after buying a property in Ližnjan, Istria, to help them in designing their future family home in which they plan to spend their retirement years.

The land plot of 630 m2 surface area is gently sloping downward and is surrounded on two sides by undeveloped plots, on the south-west side by the access road and the neighbouring building built on the boundary while the view of the sea is on the north-east side. The said circumstances suggested “closing” of the house toward the entrance boundary and the neighbouring developed plots and its maximum opening with glass walls towards the sea and the big garden with the terrace and the pool on the north-east side.

The scope was to design a two-storey house with the daily zone and the utility room on the ground floor while the sleeping zone was to be located upstairs. The desire of the investor was to have an open concept area on the ground floor, without superfluous corridors. Therefore, we have designed a rational floor plan according to which the living room, dining room and the kitchen make a unified, open concept area which extends to the outer terrace and garden erasing the border line between the interior and the exterior. One of the requirements was to create a roofed-over, open space with a larger summer kitchen as an extension of the indoor kitchen, which the clients intended to use for preparing meals for the better part of the year. The upper floor houses two bedrooms, one guest room and a master bedroom with its own bathroom which offers the best and unobstructed view of the surrounding nature. Other facilities include a small gym, bathroom, toilet and a large wardrobe closet fitted into the area of the hallway. The positioning of the bedrooms on the opposite sides of the floor plan enables maximum privacy. The volume of the 1st floor is wrapped around by a loggia to which you can enter from the bedrooms and the gym.

Functional division of the building and disposition of facilities inside is partially reflected in the use of various colours on the façade. The ground floor is mostly treated by smooth, warm grey plaster and serves as a contrast to the white volume of the upper floor, while the dynamics and elegance of the façade is accomplished by woodwork and the dark grey fence.
