Our task was to design a residential building with the maximum number of residential units as envisaged by the regional development plan for the lot of 730 square metres in surface area, in the outskirts of a densely built vacation village of the town of Novalja. The wish of two young investors was to build a modern, minimalistic building, the subtle design of which would set it apart from the sea of randomly built, substandard apartment buildings in the area. We designed 5 apartments in the building consisting of three floors, 4 smaller two- and three-bedroom residential units on the ground floor and the 1st floor, while a four-bedroom penthouse is located on the second floor. The elongated plan view of the building is determined by the shape of the lot and the set distance from the neighbouring boundary lines. The front part of the lot is used for the parking of vehicles while the remaining area not intended for construction has been planted with autochthonous vegetation.

The volume of the building has been broken into two adjoining volumes joined in the place of the central staircase, taking into consideration that smaller, proportional volumes are characteristic for traditional construction of coastal villages and towns. The regional development plan commanded the use of a pitched roof. Therefore, we decided on a different approach in its design in the manner that two roof panes slope one towards another with a roof valley in the middle, which in turn contributed to the dynamics of the building and became its main feature. The building has been designed to have maximum orientation towards the sea, which can be seen in the use of large glass walls and south-west oriented terraces.

This project is specific for the fact that each apartment in the building has a pertaining garden on the lot. The largest gardens belong to the residential units on the ground floor, while the gardens pertaining to the apartments upstairs are located in the northern part of the lot enabling their owners to enjoy the benefits of barbecuing in the open. These gardens are located in the vicinity of the main entrance to the building, next to the closed north-east facade, thus providing privacy and tranquillity of the apartments during the use of the gardens.
