CLIENT
IBERVEST d.o.o.

LOCATION
Gračani, Zagreb

YEAR
2007-2009

GROSS FLOOR AREA
600.00 m2

The building is located on an extremely demanding and steep lot with very interesting and open lines of sight. It has been designed as an elongated, complex and symmetrical volume with a flat roof and recessed central staircase. In addition to the immediate vicinity of the city centre and quiet green surroundings, the building is characterized by an exceptional view.

The sloping lot has been used in the manner that the lower part of the building houses a basement with garages, and the upper part enables the exit to the terrain from the north, ground floor apartment providing it with the quality of living in the open, surrounded by vegetation.

This apartment building houses four apartments: two on the ground floor and two duplex apartments on the first floor and the attic. The spatial concept and vertical structure of duplex apartments have been determined by high quality lines of sight which demanded that the lower entrance storey housed the sleeping area and the upper the living area with a large terrace. The sleeping area consists of three bedrooms for children with the pertaining bathroom, and the master bedroom with a bathroom and a walk-in closet. The living zone consists of an integrated kitchen, dining room and living room. The whole façade of the living zone facing the terrace is a glass wall and placing glass fences on the terrace enabled an unobstructed view of Mount Medvednica, coupling in that way the distant green vegetation with the greenery of their own garden.

Although earth tones have been chosen for the façade so as to ensure harmonious blending of the building with the landscape, the design focus was not on the colour but on volume complexity and its sculptural features.
