FAMILY HOUSE H

INVESTOR
private

LOCATION
Orešje, Sveta Nedelja

YEAR
2017

FLOOR AREA
400.00 m2

The investor wanted a contemporary, minimalist family home and this project succeeded in meeting all his requirements for a comfortable and functional living space. The house is located on a large, flat site with an attractive view of the landscape.

It consists of three, functionally different storeys interconnected by an internal staircase. The ground floor consists of two rectangular volumes. A glass wall represents a connection between the two volumes and, at the same time, serves as the entrance to the house containing an atrium and the staircase leading to the upper storeys. The larger volume has been designed in a “U” shape with two wings. The central part houses a living room, the right wing a kitchen with a dining room and the left wing a bedroom with the pertaining bathroom. The smaller volume contains a garage for two cars and utility rooms (laundry room, closet and a cat room). The larger volume envelops around a large roofed-over terrace in the backyard side of the house which represents the very heart of the house. The terrace emphasizes the connection between the interior and the exterior with large, sliding window walls thus allowing the living zone to be integrated with the garden and the outdoor greenery on the eastern side of the plot.

The first floor contains yet another bedroom with the pertaining bathroom, a large, walk-in closet, two guest rooms with a bathroom, and a study. With this kind of spatial arrangement, we have accomplished the intimacy of the amenities on this floor.

The second floor features a relax zone consisting of a small gym, wellness with a jacuzzi and sauna. This floor is surrounded from all sides by a terrace and its highlighted openings on the eastern side provide a quality view of the western slopes of the Mount Medvednica.

The volume of the house itself is of sculptural character and the materials used for the façade are in correlation with the spatial arrangement of the interior. By using the smooth, white façade in contrast to warm, wooden cladding and the austerity of dark grey openings, we have accomplished both the dynamics and elegancy of the façade. The façade openings are “carved” into the volume and, in that way, emphasize the monolithic and block character of its different volume proportions.
